How a buyer file moves

The tour does not come first.

Status

You are choosing a status, not a mood. A client has a written representation agreement. A self-represented party is not a client. Only the client has a person whose job is to advise the buyer.

Written representation

A text, a friendly introduction, or a lockbox code is not the agreement. Designated representation names one person. Brokerage representation names the firm. The brokerage remains responsible for supervision either way. If the form does not say which one, you do not yet know who owes you a duty.

Tour against a brief

Write the questions before you go: what a closing day does to the rest of your month, which conditions you need, and whether the street fits a week of errands. A listing agent can open a door and answer factual questions. An opinion on price or fit is advice, and that advice does not come from the seller's agent.

Price, deposit, closing day, inclusions, and conditions such as inspection and financing. The figure is not the offer. A seller reads the whole document.
