If you do not want to sign an agreement, you should not expect an agent to provide services, including showing you homes. Without that writing, you are a self-represented party. You can still buy. You do not get advice from the listing agent. Once retained, that agent represents the seller. The status is on before you tour. Search the RECO register yourself. This page names no registrant.
The offer is more than the price
The offer still has to settle the deposit, the closing day, inclusions, and conditions such as inspection and financing. The price is one term. A seller reads the whole document. This page will not tell you to go higher or lower, and it will not say which offer wins.
RECO calls a home inspection one of the most common conditions in an offer. Skipping it can be tempting. It is a decision, not a step this page will tell you to drop. A financing condition is a defined period to confirm you can fund the purchase on the terms you intend. The terms are on the offer.
Then the lawyer
Land transfer tax is paid to the province when the transaction closes. The Ministry of Finance publishes the tax, the first-time homebuyer refund rules, and a separate note on HST for a new home. This page does not calculate any of it. The categories, and the ceilings this site will copy, are on costs the lawyer calculates. Title and legal advice sit with the lawyer, not with the agent.
