If you are writing with no written representation of your own, you are a self-represented party. You can still present an offer. Deposit, closing day, inclusions, conditions
Deposit is money that accompanies the offer, held under the rules that apply to trust money in a transaction. When it is due, and what happens to it if a condition fails, are part of the term. A deposit promised on a date you cannot meet is a term you have already missed. This page does not publish amounts.
Closing day is the day the purchase is meant to complete. It has to be a day you can live with, including possession and the end of a rental if that is your situation. If a date is impossible, it is a bad term. This page will not name a date that succeeds.
Inclusions are what conveys: the items the offer says stay with the house. If it matters, write it. If it was mentioned in a doorway and it is not in the offer, treat it as not included.
Conditions are the checks you write in, and the exits those checks create. Inspection and financing are the two to understand before you need them. An inspection condition gives a defined period to have the property inspected and to decide whether you will proceed. A financing condition gives a defined period to confirm you can fund the purchase on the terms you intend. A condition you cannot perform inside its window is a clock, not protection.
