Lambeth
Lambeth is a name with more than one City tool attached to it. London Buyers Agent uses those tools, and does not rank the place. The London Plan does not map a definitive neighbourhood boundary. This page does not invent one.
A hire for a house people call Lambeth starts by asking which map the lot is on. A Main Street status, a secondary-plan neighbourhood, and a potential heritage district are not the same line.
A Main Street, not a boundary
In The London Plan, Our City, policy 133 of the 16 January 2026 consolidation, Lambeth is item 5 on the Main Street list. Place Type policy 906 puts it in the separate Main Street Place Type, with Byron, Hamilton Road, Hyde Park, and others, not in the Old East Village, Richmond Row, and SoHo corridor group. The lists are in Our City and the Place Type Policies.
A Main Street status is a planning status for a street or corridor. It is not a neighbourhood boundary, and it is not a heritage designation. Lambeth is not on the City's business improvement area list fetched on 9 October 2026. That list names Argyle, Old East Village, Downtown, Hyde Park, and Hamilton Road.
The Village Core is a frontage description
The City's October 2024 Southwest Area Secondary Plan organizes that planning area into neighbourhoods shown on its Schedule 3. Lambeth and Lambeth Village Core are two of those names. North Lambeth Residential is another. Do not merge them. Do not treat Schedule 3 as the edge of every street people call Lambeth. The City says the printed official plan takes precedence over the website copies.
Section 8 of that plan says the Village Core comprises lands with frontage on either side of Main Street between Campbell Street and Colonel Talbot Road, and on either side of Colonel Talbot Road between Main Street extending south beyond Sunray Avenue. That is the plan's description of the designation. It is not a hard line for every lot outside those frontages, and it is not a sold-price area. This site prints no sold price. Market figures, if you want them, are on the LSTAR statistics page. This page does not copy them.
The plan says the function of Main Street Lambeth as a pedestrian-oriented mixed-use village shall be maintained and enhanced as a focal area for the community. That is an instruction in the plan. It is not a ranking, and it is not a description this page verified by walking the street. Section 7 says the Lambeth Neighbourhood, shown on Schedule 6, is primarily residential and has a close relationship to the Village Core. Read the schedule for a lot. Do not redraw it here.
A potential heritage district is not a designation
The same Village Core section says the Village Core Neighbourhood is identified as an area to be recognized as a potential Heritage Conservation District. Potential is not designated. A Heritage Alteration Permit follows the classes in a district plan, and only if a district is in force on the lot. The classes are not copied here. Confirm the property on CityMap, and read the City's heritage districts page before you treat the name as a permit trigger.
The plan names Dingman Creek as a significant river corridor affected in part by the urban area of Lambeth. This page does not read that sentence as a flood line. The Upper Thames River Conservation Authority publishes approximate regulated-area maps. This page does not interpret them.
A facility and a sidewalk plan are not the neighbourhood
The Lambeth Community Centre is at 7112 Beattie Street. The City page, last modified 10 June 2024, describes a single-pad arena, a kitchen, a gymnasium, and two meeting rooms. That is a facility address. It is not the centre of a neighbourhood, and it is not a boundary.
The City's Lambeth Neighbourhood Connectivity Plan page is about where new sidewalks can provide value. It is not a neighbourhood boundary. This page does not copy its street list, and it does not say City Council adopted those sidewalk recommendations. The page fetched on 9 October 2026 does not state that outcome.
What to ask before you hire
Ask which tool the lot is under: the Main Street Place Type, the Lambeth Neighbourhood, the Village Core, North Lambeth Residential, or only the name. Ask whether any heritage designation is in force on that lot, and do not treat the plan's word "potential" as a yes. Ask whether the written agreement names who represents you. Is the Lambeth Village Core the edge of Lambeth?
No. The October 2024 Southwest Area Secondary Plan describes the Village Core as frontage on Main Street between Campbell Street and Colonel Talbot Road, and on Colonel Talbot Road between Main Street extending south beyond Sunray Avenue. That is a designation inside the plan. It is not every street people call Lambeth. North Lambeth Residential is a separate neighbourhood in the same plan.
Is Lambeth a Heritage Conservation District?
The secondary plan identifies the Village Core as an area to be recognized as a potential Heritage Conservation District. That sentence is not a designation. Confirm the lot on CityMap. A Heritage Alteration Permit follows a district plan only if a district is in force on that lot.
